Roof flashing plays an important role in protecting your property from water leaks and subsequent damage. The purpose of roof flashing is to channel water away vulnerable areas of the roof towards the gutters. If not done properly, can cause water to get into the roof and cause damage to your home.
What is Roof Flashing?
Roof flashing is a thin, weather-resistant material, usually made of metal, that is installed at vulnerable points on your roof where different components intersect or meet. The primary purpose of flashing is to create a watertight seal that directs water away from the important parts of the roof and prevent it from infiltrating the roof system. Roof flashing helps protect your property from water damage, mold, and other potential structural issues.
Common Types of Roof Flashing
There are several types of roof flashing, each designed for specific areas on the roof:
Step Flashing: This is used along the junctions between a roof and a vertical wall, a chimney for example. In this case, step flashing consists of a seres of individual pieces, shaped like an "L", which is installed in layers as the shingles are put down.
Valley Flashing: This type of flashing is installed in the valleys that form where 2 sloping roof sections meet. Typically it's a continuous piece of metal shaped like a "W" or "V", that simply guides water down the valley preventing it from getting under the shingles.
Drip Edge Flashing: Flashing that is installed along the eaves of the roof to protect edges from water damage. Directs water off the roof and away from the fascia, preventing rot and other potential damage.
Vent Pipe Flashing: Seals the area around roof penetrations such as plumbing vents for example. Consists of a metal or rubber collar that fits around the pipe and a flat flange that is installed under the shingles to create a seal.
Chimney Flashing: While not as common in San Diego, chimney flashing consists of multiple components. These include step flashing, counterflashing, and saddle flashing. THey work together to create a watertight seal around the base of the chimney.
