Guide to Preventing Common Residential Roofing Problems

Guide to Preventing Common Residential Roofing Problems

Your roof is one of the most important components of your property.  It provides protection from nature and provides the safety and comfort to those inside.  Roofs are also prone to various problems that can lead to costly repairs or even cause issues to the structure of your house.  There are ways to prevent and minimize potential future roof problems to keep your roof up to date.  A few proactive measures and regular maintenance can extend the lifespan of your roof.

Regular Maintenance Practices

Regular Inspections

By performing regular inspections you can identify any potential roofing issues before they come larger problems.  Inspect your roof at least 2x a year, ideally during the spring and fall.  Make sure to look for any signs of damage such as cracked or missing shingles, broken or missing tiles, damaged flashing or general loose roofing materials.  Also, check for any signs of leaks or water stains in your attic or ceilings.

Maintain Gutters

Clogged gutters can lead to water backup which can cause significant damage to your roof.  Clean your gutters regularly, removing leaves, debris, and any other obstructions.  Make sure that the gutters are properly attached and direct water away from the foundation of the home.  Regular gutter maintenance will prevent water from pooling on your roof and reduces the risk of leaks and structural damage.

Trim Overhanging Branches

Trees near the home can improve the aesthetic appeal of your property, but overhanging branches also pose a threat to yoru roof.  Strong winds or falling branches can damage shingles and tiles, puncture the roof, or cause structural issues.  Make sure to trim back branches that hang over your roof to reduce the risk of damage.

Address Moss and Algae Growth

Moss or algae can thriveo on damp shingles and tiles, causing them to deteriorate over time.  If you notice algae growth, clean your roof using a moss or algae product recommended by professionals.  Make sure that the roof has proper ventilation to minimize moisture build-up, which contributes to the growth of moss or algae.

Provide Proper Attic Ventilation

A ventilated attic plays an important role in maintaining your roof. Poor ventilation can cause moisture build-up, leading to mold growth, wood rot, and shingle damage.  Make sure that the attic has proper insulation and ventilation, allowing for the circulation of air.  If you aren't sure about your attic's ventilation requirements, call the professionals at Tim Walford Roofing for an inspection.
